Фурнитура для стальных зданий: что необходимо уточнить перед составлением коммерческого предложения

Name every accessory at enquiry stage: dock doors, personnel doors, windows, ventilation, skylights, gutters and downspouts, fasteners, insulation and trim. A quote covering only the steel frame and panels can rise once these are added. Give quantities, sizes and positions for each so suppliers price the same scope.

Why the quoted price and the final price drift apart
A frame-and-sheeting price is the easiest number to compare, and it is also where scopes differ most. Sinomega’s website gives an indicative range of FOB USD 35–70/m² for industrial workshops and warehouses and states that the figure depends on design and materials. The factors it lists include doors, windows and accessories, insulation, fireproofing, surface treatment, destination port and shipping method.

Ten accessory items to name in the enquiry
- Dock doors. State the number, clear width and height, wall location and operation (manual or electric). Each opening needs framed headers and jambs in the wall framing, so positions must be fixed before wall framing is detailed.
- Personnel and emergency doors. Give the count and location. Exit numbers and travel distances come from the destination’s building code, which the buyer usually knows better than the factory.
- Windows. Give quantity, size, sill height, frame material and glazing type.
- Ventilation. Name the method you want (roof ventilators, wall louvres, powered fans) or give the airflow your end user’s process requires. “Ventilation as needed” cannot be priced.
- Skylights. Give the percentage of roof area and the positions. On an insulated roof, ask how the daylight panel’s build-up differs from the standard roof panel.
- Gutters and downspouts. State the material, whether the gutter is continuous along the eaves, the downspout spacing and the design rainfall from local records. Connecting outlets to site drainage is normally site work, so confirm who does it.
- Fasteners and fixings. Primary connections are bolted or as project-specified, but panel screws, sealing washers and similar items are often left off a quote. Anchor bolts need a named supplier and delivery date, because the foundation is poured before the steel ships.
- Insulation, panels and trim. Give the thickness, panel type and colour. Also list flashings, ridge caps and corner trims, which some quotes itemise and others omit.
- Fireproofing. If the local authority requires a fire rating, state the rating and which members it applies to. Without that, no one can price it.
- Surface treatment for the small parts. In coastal or humid sites, louvres and fixings can corrode before the frame does. State the environment so the coating system covers accessories as well as the frame. The ISO 12944 series is the general reference for corrosion-protection systems; the applicable edition and environment category must be verified for each project.
Do open dock doors change the structural design?
Yes, and this is the most common misconception about accessories: they are not bolt-ons that leave the engineering untouched. Large openings affect how wind loads are assessed, because design wind pressure depends on how enclosed the building is. Rooftop fans and skylight frames add concentrated loads that purlins must be sized for.
Design loads follow the destination’s local code. ASCE/SEI 7-22 is one U.S. reference for determining minimum design loads. Whatever code applies, tell the supplier which one and give the door and fan counts at enquiry, not after the frame is designed.
What the published product data covers
| Item | Published information |
| Свободный пролет | До 36 м без внутренних колонн |
| Construction | Заводские сборные стальные конструкции |
| Связи | С креплением на болтах или в соответствии с требованиями проекта |
| Customisation options listed | Building height, column layout, insulation, ventilation, dock doors, fireproofing, wall and roof systems, surface treatment, future expansion |
| Service life claim | More than 50 years when the structure and protection system are properly specified and maintained |
| Ориентировочная цена | FOB 35–70 долларов США/м², в зависимости от дизайна и материалов |
| Accessory sizes, models, unit prices | Not published; request an itemised quotation |
Skylights, gutters and fasteners are not named in the published option list. Ask the supplier to confirm in writing whether each is in or out of scope.
Frame-only quote versus quote with an accessory schedule
Compared with the frame-and-sheeting quotes common in this category, a quote built on an accessory schedule takes longer to produce but is far easier to audit.
| Dimension | Frame-and-sheeting quote | Quote with accessory schedule |
| Вакансии | Often assumed | Counted, sized and located |
| Anchor bolts and fixings | Frequently unstated | Supplier and timing named |
| Wind design inputs | Door and fan loads may be added later | Included from the first calculation |
| Comparability between suppliers | Low, scopes differ | High, same line items |
| Time to first number | Shorter | Longer; you must decide more up front |
Часто задаваемые вопросы
Are accessories included in the FOB USD 35–70/m² range?
The published statement says only that the price depends on design and materials. It does not say which accessories are included, so ask for an itemised list showing what the figure covers.
Which accessories must be on the first enquiry?
Dock doors, personnel doors, windows, ventilation, skylights, gutters, insulation and any fire rating. These affect framing and load assumptions, not just price.
Who supplies anchor bolts?
Published information does not say. Settle it in writing before quotation, because foundation work happens before steel delivery.
Does installation support cover fitting accessories?
Sinomega lists installation guidance and on-site technical support where agreed. Confirm whether door, louvre and gutter fitting falls within that agreement or with your local labour.
